M Office — Assemble Building

M Office is South Korea's first privately developed modular office building, completed by M3 Systems in Giheung-gu, Yongin, Gyeonggi-do. On a modest 80-pyeong plot, 30 modules were assembled to create a 5-story building with a total floor area of 189 pyeong. Compared to conventional construction, the project cut build time by up to 40% and costs by an average of 30%, while meeting full seismic and fire resistance standards alongside excellent insulation, airtightness, and waterproofing performance. Detachable facade modules allow for flexible exterior design, and even the elevator shaft and staircases were prefabricated in the factory to minimize on-site installation time. Each floor is purposefully laid out — ground-floor retail, open-plan offices on standard floors, and executive spaces on the fifth — all built to a high standard of precision through BIM-based manufacturing. As aging buildings multiply and urban redevelopment grows ever more difficult, M Office stands as a compelling real-world answer to the challenges of modern city construction.
